There have been some changes with how Realtors® work with customers and clients in recent months. In the past it was customary for sellers to offer to pay the Cooperating Broker Compensation (CBC). Within recent years this changed because agents were telling sellers it was mandatory for them to pay the CBC. This is false, and it has led to a class action lawsuit between Sellers and the National Association of Realtors (NAR). The truth is that all commissions or compensation are negotiable. Yes, some agencies have set fees. As a result of this settlement, some new regulations in the industry have been formed. The first one is the Multi Listing Services (MLS) and agents were required to remove any information relating to the CBC and in addition, the MLS is the policing power of the new Buyer's Brokerage Agreement (BBA). "What does this mean for you as a buyer?" As a Buyer working with any Agent, it is required for a BBA document to be signed before an agent can show any property, even the listing agent. I apologize on behalf of all the hard-working Realtors® and Brokers® for any inconvenience the new regulations may have caused.
